As a buyer, you want to get the best possible price. A little background checking can give you leverage in negotiations.

Some things to look for:
- How long the owner has lived there
- Does the owner have a strict timeline to move out?
- What kind of capital gain is the owner looking to get?
- Are there any projects in the community that may affect the property?
By doing a little work up front, you may find out that the owner has to move quickly for a new job and is willing to lower the price to sell. There are many other scenarios that may play out. Keep your eyes and ears open.
